If you are closing on an Essex County home between now and the end of the year, Black Friday 2026 is your single best shopping window. It falls on Friday, November 27, with Cyber Monday on November 30, and for home goods, appliances, and furniture, those few days offer some of the deepest discounts of the year. The catch is timing: what you buy, and when you buy it relative to your closing date, matters more than the sale price on the tag.
- 1.Black Friday 2026 is November 27. Cyber Monday follows November 30, and many sales start a week or two early.
- 2.Appliances, mattresses, and furniture are the real deals. Major appliances can drop up to 50 percent, and mattresses rarely get cheaper than this week.
- 3.Do not buy before you close. Wait for the inspection, measure your spaces, and avoid new big-ticket financing until after your mortgage closes.
Why should first-time buyers care about Black Friday this year?
The holiday season is one of the best times of year to buy a home in Essex County, which I explain in my guide to buying between Thanksgiving and New Year's. Fewer buyers are competing, sellers who list are motivated, and well-priced homes still go over asking. That means a lot of first-time buyers are closing right around the holidays, often on older homes with dated kitchens and appliances. Black Friday is the natural moment to replace what the inspection flagged, without blowing the budget you just spent on a down payment.
The honest budget picture matters here. Single-family homes in good condition realistically start around $625K in Bloomfield, $600K in West Orange, and $900K in Montclair, and homes regularly sell over asking. Between the down payment and closing costs, most first-time buyers do not have thousands left over for new appliances, so buying smart is part of the plan, not an afterthought.
What is genuinely worth waiting for on Black Friday?
Not everything is a deal, but these categories are the ones where Black Friday week is consistently the best time of year to buy:
- Major appliances. Refrigerators, dishwashers, washers, dryers, and ranges see some of the deepest discounts of the year, commonly up to 50 percent off at big-box retailers, with bundling on washer-dryer pairs and range-and-fridge combos. If your inspection flagged an aging boiler-adjacent kitchen or a tired laundry setup, this is the week.
- Small kitchen appliances and cleaning gear. Air fryers, coffee makers, stand mixers, and cordless vacuums routinely hit their lowest prices of the year, and a good vacuum matters on day one in an older New Jersey home.
- Furniture. Sofas, dining sets, and bedroom pieces see steep online discounts, often 30 to 70 percent depending on the retailer. Because furniture delivery can take weeks, buying during Black Friday week lines up well for a January move-in.
- Mattresses and bedding. Mattress brands run some of their biggest sales of the year around now, and this is the rare item where the holiday price is usually close to the best you will see all year.
What should you skip, and what should you never buy before closing?
The most important rule is also the least exciting one: do not buy big-ticket items before you close. A home inspection can change your plan overnight, and the square footage on a listing never matches real-world measurements. Hold off on the fridge until you have keys, the room dimensions, and a confirmed appliance opening size.
There is a financial reason too. Between your mortgage approval and your closing date, lenders do a final credit and debt check. Opening a new credit card or financing a large purchase before closing can change your debt-to-income ratio and delay or derail your loan. If you are using a gift from family for part of your down payment, the paper trail matters even more, and you can read the 2026 rules in my gift money guide.
Also skip the impulse buys. Black Friday exists to make you feel like everything is on sale, but a discounted decorative item you did not plan for is still money you did not plan to spend. Stick to the list you made after your inspection.
What does a smart first-homeowner Black Friday plan look like?
A little structure turns a shopping weekend into a real head start on furnishing:
- Build your list from the inspection report. The inspection tells you exactly what your new home actually needs, from a new water heater to a new dishwasher, and it is the most honest shopping list you will ever get.
- Measure now. Get the appliance openings, the wall lengths, and the door widths from the listing or your walkthrough, so you buy the right size the first time.
- Check prices before the sale starts. A discount is only a discount relative to the real price. Know what a fridge costs in October so you can tell whether the November tag is actually lower.
- Budget for delivery and installation. The deal price rarely includes haul-away, hookup, or delivery, and those fees add up fast.
- Buy early in the week. The best prices and stock are usually at the start of Black Friday week, not on the day itself, and hot items sell out.
For the full picture of what your down payment and closing costs actually total in Essex County, my down payment math guide and my closing costs guide walk through both numbers line by line, so you know exactly what is left for furnishing.
The honest bottom line
Black Friday 2026 is a genuinely good time to buy the big things for your first home, as long as you wait until after closing, shop from your inspection list, and keep your budget honest. What it is not is a reason to rush a home purchase, and it is definitely not a reason to buy before you are ready. The homes in Bloomfield, West Orange, and Montclair that people fall in love with sell over asking, so the smart move is to get your financing and your town shortlist sorted first, then let the holiday deals take care of the furniture.
I want you to feel informed and comfortable through every step of that process, from the first tour to the first night in your new place. No pressure, just honest answers to your questions, and I will help you think through the timeline so the holidays work in your favor instead of against it.
