The county-wide single-family median sale price hit $855,000 in May 2026, a 13.7% increase from March 2025's $750,220. That's a substantial jump in just over a year, driven by persistent low inventory and strong demand from NYC relocators and move-up buyers.

- West Orange: ~$640K median (up 6.3% YoY). More balanced than some neighbors, with homes moving in 30–35 days.
- Maplewood: ~$800K–$1M median. 109% sale-to-list, just 13 days on market. The Village and Midtown Direct rail drive strong demand.
- South Orange: ~$985K–$1.1M median. 109% sale-to-list, 13 days on market. Midtown Direct rail and SOPAC cultural scene attract premium buyers.
- Glen Ridge: ~$1.25–$1.3M median. 126% sale-to-list, just 12 days on market. One of the tightest, most competitive markets in the county.
- Montclair: ~$1.2M–$1.4M median (2025 average reached $1.42M, record $1.6M set May 2025). 126% sale-to-list ratio. Individual homes have sold $350K+ above asking.
Pricing heads-up: In Essex County, homes routinely sell for above asking – the county-wide average is 109.1% of list price, the highest of any county in NJ. Bloomfield's median is ~$600K with homes receiving an average of 7 offers (33 days on market). West Orange's median is ~$697K (up 11.3% YoY) with 85% of homes selling over asking, a sale-to-list ratio of 104%, and a median price per square foot of $363. Montclair single-family homes range from ~$1.4M–$1.66M, with condos at ~$510K median. The average buyer pays about $68,000 over asking on a $750K median. A turnkey 3-bed/2-bath in good condition in Bloomfield costs $625K+; in West Orange it costs $600K+. Budget for the sale price, not the list price.
