Should You Come House-Hunt in Essex County Over Thanksgiving Weekend 2026?

If you are an NYC renter or an out-of-state relocator with a long weekend coming up, Thanksgiving 2026 is a genuinely underrated time to visit Essex County and tour homes. Thursday, November 26 falls late this year, the holiday week is one of the least competitive stretches of the year for serious buyers, and the five-week Portal Bridge disruption ends November 15, so the commute is back to normal to test. Here is how to make a four-day house-hunting trip count in Bloomfield, West Orange, and Montclair.
I want you to feel informed and comfortable before you spend the holiday in a rental car, so let me walk through why the weekend works and how to plan it.
- 1.Thanksgiving 2026 is Thursday, November 26. The long weekend from Thursday to Sunday is one of the quietest, least competitive windows of the year for touring Essex County homes.
- 2.Fewer buyers, motivated sellers. New listings drop sharply in late fall, but the sellers who are on the market are usually serious, and well-priced homes still close over asking.
- 3.The commute is back to normal. The Portal Bridge cutover ends November 15, so Midtown Direct trains from Bloomfield, Montclair, and West Orange run normally by the holiday.
- 4.Come ready to act. A pre-approval and a shortlist before you arrive turn four days into a genuine chance to make a competitive offer that week.
Why Thanksgiving week quietly works for buyers
The conventional wisdom says the holidays are a dead time in real estate, and that is exactly why the week can be a gift for the buyer who shows up prepared. Local buyers are hosting and traveling, so the people touring homes over Thanksgiving are almost always serious: relocators on a timeline, first-time buyers with the week off, and out-of-state buyers in town. Less window-shopping means sellers pay real attention to the buyers who do come.
It also means you are not fighting the crowd. In the spring, a well-priced Bloomfield or West Orange home can draw half a dozen offers in a weekend. Over Thanksgiving, the same home might see two or three serious buyers, which changes the math on an offer in your favor. My post on buying between Thanksgiving and New Year’s lays out the market window in detail, and the short version is that the least crowded weeks are usually where careful buyers have the most leverage.
The dates, and the time off around them
Mark your calendar: Thanksgiving is Thursday, November 26, 2026, with Black Friday on the 27th, which gives most people a four-day window from the 26th through the 29th. If you can stretch it, the week before Thanksgiving is even better, because the fall listing stream is still running and you can tour on normal weekdays when towns feel their everyday selves.
Families coming from the city have an extra advantage this fall: New Jersey public schools are already closed Thursday and Friday, November 5 and 6 for the NJEA Convention, and most Essex County districts also close Election Day, Tuesday, November 3. That earlier break is a separate window for a school-focused visit. My guide to the November school break and what to do with it has the details.
What the market does that week
Here is the honest picture. New listings drop dramatically in late November, so you will see fewer fresh homes than in October, and that thin inventory is the trade-off for the low competition. The sellers still listed are usually the motivated ones, often relocating or under a deadline, so holiday inventory can be more negotiable on terms, if not always on price. Realistic single-family floors stay at $625K+ in Bloomfield, $600K+ in West Orange, and $900K+ in Montclair, and well-priced homes still close 6 to 10 percent over asking. The holiday does not create a discount market; it creates a quieter one, and quiet favors the prepared buyer.
Pricing heads-up: Well-priced homes across these Essex County towns routinely attract multiple offers and close above list. Mid-October 2026 reads: Bloomfield (07003) median sale price ~$619K (RealtyTrac September read nearer ~$683K), homes selling ~6-12% above list on average (single-family in good condition from ~$625K); West Orange (07052) median ~$656K, homes selling ~6-9% above list on average (single-family in good condition from ~$600K); Montclair (07042) median ~$1.2M-$1.3M, homes selling ~20-25% above list on average (single-family in good condition from ~$900K, into the millions in Upper Montclair). Inventory is limited in each ZIP, so prepared buyers who budget for the sale price rather than the list price are best positioned. Every situation is different. Let's talk through what the latest numbers mean for yours.
The commute is back to normal by Thanksgiving
One detail that matters if you are moving from the city: NJ Transit’s five-week Portal Bridge cutover runs from October 11 to November 14, with regular service expected back November 15. That makes the holiday weekend the first normal commute window in over a month, so if testing the door-to-door trip is part of your plan, Thanksgiving is a genuinely good time to ride from Bloomfield or Montclair stations into Penn Station. My guide to the Portal Bridge work and what it means for your commute explains what changed.
How to plan the trip so four days matter
A long weekend only works if you do the slow work before you arrive. Here is the checklist I give relocating clients:
- Get pre-approved first. A pre-approval letter, not a pre-qualification, is what lets you make an offer on the spot. This is the single biggest difference between a trip that ends in a contract and one that ends in a wish list.
- Shortlist before you land. Come with 8 to 12 homes across Bloomfield, West Orange, and Montclair, grouped by neighborhood. Brookdale and Demarest in Bloomfield, Pleasantdale and the Turtle Back area in West Orange, and Upper Montclair all have their own feel.
- Book tours ahead. Agents can usually schedule showings over the holiday weekend, but only with notice, so let your agent line up the calendar before Thanksgiving week.
- Test the town, not just the house. Drive the commute stop, walk the main street, and note the school parking lot at pickup time. The house you can inspect; the town you have to experience.
If you cannot travel in person, that does not have to stop you. A growing share of relocators makes offers after live video walkthroughs with a local agent on the other end. My guide to buying from NYC or out of state without seeing the home walks through how to de-risk that path.
What happens after the trip
The best-case outcome is that you find the right home, make a strong offer that week, and go under contract before the holidays, then close in the quiet January window. The other real possibility is that you use the trip to learn the towns, refine your budget, and move fast when the right home lists in December or January. Both are wins. If you are juggling a lease end or a relocation timeline, this is exactly the kind of “pros and cons” conversation I love to have, no pressure.
Every situation is different, and Thanksgiving weekend is not right for everyone. But if you have been waiting for a reason to come look, this is a genuinely good one: quiet showings, motivated sellers, a normal commute to test, and a real chance to be under contract before the new year.
