Montclair has been ranked the #2 hottest place to buy a home in America, according to a national analysis released in August 2026. The 07042 ZIP code saw homes sell in an average of just 18 days, with buyer demand far outpacing available inventory across the township.

This isn't just a local headline. It puts Montclair ahead of virtually every other housing market in the country, trailing only one other ZIP code nationwide. For homeowners and buyers in Essex County, the ranking confirms what anyone who has tried to buy here this year already knows: Montclair is one of the most competitive housing markets in the United States right now.

What the ranking means in numbers

The national ranking is based on real market data, not subjective criteria. Here is what the numbers show for Montclair:

  • Average days on market: 18 days. From listing to accepted offer, the typical Montclair home spends less than three weeks on the market.
  • Homes selling above asking: More than 85% of homes sell above list price, consistent with earlier 2026 data showing a 122-128% sale-to-list ratio.
  • Limited inventory: Montclair continues to operate with well under two months of available housing supply. A balanced market typically has 5-6 months of inventory.
  • High median prices: The median sale price in Montclair has climbed past $1.5 million, placing it among the most expensive housing markets in New Jersey.

What makes this ranking especially notable is that it accounts for conditions across the entire United States. Montclair is competing for attention with markets in Austin, Denver, Nashville, and other fast-growing metros. To rank #2 nationally, the demand here has to be extraordinary.

Why Montclair?

The forces driving Montclair's ranking are the same ones I talk about with clients every week:

NYC relocation continues

The post-pandemic migration from New York City to the New Jersey suburbs has not faded. If anything, it has become a permanent feature of the regional housing market. Montclair's direct NJ Transit service to Penn Station, its walkable downtown, and its cultural amenities make it a top choice for buyers leaving the city in search of space and community.

Limited new construction

Montclair is a built-out community. There is very little undeveloped land, and new housing comes primarily through redevelopment projects like Lackawanna Plaza (300 units) and smaller infill proposals. The pipeline of new homes does not come close to matching buyer demand.

Desirability across buyer types

Montclair attracts a remarkably broad range of buyers: young professionals, growing families, empty nesters downsizing from larger suburban homes, and NYC relocators with significant purchasing power. That diversity of demand means there are competitive buyers at nearly every price point.

What this means for sellers

If you are considering selling your Montclair home, the market conditions could hardly be more favorable. Homes selling in 18 days with multiple offers above asking is not theoretical. It is the current reality.

  • Pricing strategy still matters. Even in a #2 market, overpricing can slow momentum. The right list price generates the competition that drives the final price up.
  • Preparation gives you leverage. Homes that show well attract more offers and higher-quality buyers. Staging, decluttering, and handling deferred maintenance before listing are investments that pay off.
  • Have a plan for your next move. If you are selling and buying in the same market, you are benefiting on one side and competing on the other. I help my clients map out both sides before we ever put a sign in the yard.

What this means for buyers

I won't pretend the national ranking makes buying in Montclair easier. It doesn't. What it does is confirm that if you want to buy here, you need to be prepared, decisive, and well-advised.

  • Get fully pre-approved before you start looking. In a market where homes sell in 18 days, there is no time to get financing in order after you find the right property.
  • Work with someone who knows the market. Having an agent who understands how to structure a competitive offer, knows which neighborhoods match your priorities, and can move quickly when a listing hits is essential.
  • Consider nearby towns. Bloomfield, West Orange, Glen Ridge, and other Essex County communities offer similar commuter access and community feel, often at more accessible price points. Many of my clients who started looking in Montclair ended up finding their home in a neighboring town.
  • Think long-term. Buying in a market this competitive can feel stressful, but Montclair's track record of appreciation means buyers who purchase within their means are building significant equity over time.

The bigger picture for Essex County

Montclair's #2 ranking is the headline, but the story it tells extends across Essex County. The same dynamics strong buyer demand, limited inventory, competitive bidding are driving markets in Bloomfield, West Orange, Maplewood, and South Orange, even if the price points vary.

Bloomfield's Q2 2026 data showed a 113% sale-to-list ratio and an average of 34 days on market more time than Montclair but still well below a balanced market. West Orange saw a 112% sale-to-list ratio with similar inventory constraints. The entire Essex County market is operating under supply-and-demand conditions that favor sellers.

For buyers, the key is understanding which town fits your budget, your commute needs, and your lifestyle priorities. For sellers, the key is understanding that these conditions won't last forever. If you have been thinking about selling, this is as strong a market as we have seen.

Is the school budget crisis affecting the market?

This is the question I hear most often from clients and it is a fair one. Montclair is grappling with a $19.6 million school budget deficit that has led to staff cuts, program reductions, and a forensic audit. The school board recently hired a firm to investigate the shortfall and the district faces additional financial pressure in the years ahead.

So far, the school budget crisis has not cooled the housing market. Buyer demand remains strong, home values continue to rise, and the #2 national ranking is the clearest evidence yet that Montclair's market fundamentals outweigh its fiscal challenges. But it is something I encourage buyers to understand and factor into their decision. School quality is one of the most significant long-term drivers of property values, and the district's path forward matters.

The bottom line

Montclair being named the #2 hottest place to buy a home in America is a reflection of what many of us who live and work here already knew: this is an extraordinarily desirable community, and the demand to be here shows no signs of slowing down. For sellers, it is an exceptional moment. For buyers, it requires preparation and patience. And for anyone watching the Essex County market, it is confirmation that this region remains one of the most dynamic housing markets in the country.

If you want to understand what these conditions mean for your situation whether you are buying, selling, or just curious about your home's value I am always happy to talk through it. Every situation is different, and having accurate local data makes all the difference.
